What Barndominium Kit Suppliers Won't Tell You

The kit is the easy part. These are the critical details that determine whether your barndominium build succeeds or fails.

Slab Must Be Planned Before Kit Arrives

Your barndominium kit arrives as walls and roof — but all plumbing, radiant heat, electrical conduit, and anchor bolts must be embedded in the slab before the kit goes up. Plan mechanicals first.

Kits Don't Include Mechanical Systems

No kit includes HVAC, plumbing, or electrical. These systems must be designed around your floor plan and coordinated with the slab pour — the most critical phase of any barndominium build.

Insulation & Vapor Control Are On You

Metal building kits are prone to condensation issues. You'll need a proper vapor barrier strategy, spray foam or rigid insulation, and ventilation planning that most kit suppliers don't cover.

Foundation Engineering Is Separate

Kit suppliers provide anchor bolt patterns, but your slab design — thickness, rebar, moisture barrier, drainage — must be engineered for your specific site conditions and local codes.

You Still Need a General Contractor
