Barndominium Insulation in Canada (What Most Builds Get Wrong)
If your insulation is wrong, nothing else matters. Not your heating system. Not your windows. Not your budget. You'll end up with a cold, expensive, uncomfortable building.
Why Insulation Is More Important in Barndominiums
Steel/post-frame construction, large open spaces, high ceilings, concrete slab foundations — these create more opportunities for heat loss.
Canadian Code Requirements
Ontario: Walls R-24 to R-28+, Roof/Ceiling R-50 to R-60, Slab perimeter R-10 minimum.
The 4 Areas That Matter Most
1. Wall Insulation
Best options: Spray foam (closed-cell), Batt + vapour barrier, Continuous exterior insulation. Best builds combine multiple methods.
2. Roof / Ceiling Insulation
Target R-50 minimum. Options: blown-in, spray foam, hybrid.
3. Slab Insulation (Most Overlooked)
Rigid foam under slab, perimeter insulation, thermal break between slab and exterior. Especially critical for in-floor heating.
4. Air Sealing
Common failure points: windows/doors, roof transitions, wall-to-slab connections, electrical penetrations.
Vapour Barriers
Warm side = vapour barrier. Common mistakes: double vapour barriers, poor sealing, incorrect placement.
Thermal Bridging
Steel conducts heat. Solutions: continuous exterior insulation, thermal breaks, advanced framing strategies.
Insulation Costs
| Area | Cost |
|---|---|
| Walls | $10–$25/sq ft |
| Roof | $5–$15/sq ft |
| Slab | $3–$10/sq ft |
Better insulation = smaller HVAC system = lower install and operating cost.
