A barndominium floor plan isn't just a house plan inside a metal building. The shop-to-living integration, high ceilings, and slab-on-grade foundation create unique layout constraints.
The Three Core Layouts
Side-by-Side
Shop on one side, living on the other. Best for 60x80+ buildings.
Front-to-Back
Shop in front, living in back. Best for 40x60 to 50x80 buildings.
L-Shape
Shop and living wings at 90 degrees. Best for larger lots.
Mechanical Room Placement
Center it between highest-demand zones. Minimum 8x10 for residential-only; 10x12 if serving shop radiant. Floor drain required.
Common Floor Plan Mistakes
- Shop doors too small — 14x14 minimum for full-size trucks
- No mudroom transition — shop dust migrates into living space
- Bathrooms too spread out — clustering reduces plumbing cost 20–30%
- Kitchen island without slab planning — services must be embedded before pour
- No future expansion provisions — add conduit stubs during pour ($200 vs $3,000+ after)
Fire Separation Requirements
- Minimum 1-hour fire-rated assembly at shared wall
- Self-closing fire-rated door (min 45-minute rating)
- No shared HVAC ductwork between shop and living
- Sealed penetrations with fire-stop
