Decide the shop split before anything else
Every square foot you move from living to shop skips flooring, cabinetry, and most interior finish. The split moves total cost more than any other choice at this size.
Split the bedrooms
Primary suite on one side, secondary bedrooms elsewhere, all away from the shop wall. Noise, fumes, and vibration transfer is a common regret.
Map mechanical before the slab
Wet walls, duct runs, radiant zones, and panel location all need to be fixed before the pour.
