Removing interior walls between kitchen, dining, and living is the cheapest way to make a small plan feel larger.
Use ceiling height
Post-frame walls make tall ceilings inexpensive. A loft can add sleeping space without adding slab.
Don't skip storage
Small plans fail on storage. Draw in closets and a mudroom before furniture.
